2.     Evaluate roof pitch and determine if the angle can be stepped back or softer. Many on the committee feel the slope is too steep.

3.     Wall near the entrance on W. 73rd street needs to be softened.

4.     Request for section of the street displaying the context of other houses and projects.

5.     Evaluate if there is potential for more amenity/public spaces near the street (in reference to making the project interact more with the street). Overall sentiment for better connectivity with the street through larger porches, etc.

6.     Southern façade – recommendation for less EIFS and making the overall wall less blank and softer.

With Conditions: Evaluate 4th Floor EFIS - can this be a different material (metal panel)?; Bring out 4th Floor balconies to soften upper massing; 1st Floor balconies need to be wood framed per drainage issues; Differentiate brick patterns if possible near balconies and other defining elements;Evaluate if blank wall above vestibule can be broken up with public art or a green wall element, etc.; Minimize drop-off areas and be careful about the defining streetscape elements, clearly delineating where scooter parking, bike parking, and ride share elements are located; Landscaping plan is required for Final Review - define greenspace in between buildings and define it more as a special element of the project.

Document location of existing street trees. Infill where there are no trees curently. If existing trees are damaged or damaged during construction, owner will replace. Assure coordination between site plan and landscape plan. Create 1:20 scale landscape plan of each area with landscape schedule that includes type, quantity, location and height. Repair/replace any damaged fencing or other items that has occured on the resident garden site. (Davenport to forward any correspondence from the garden reps.) Minimize utility access and add landscaping along the southern facade of the south building; minimize pavers as much as possible; add area of pavers or stamped concrete where new driveways meet the sidewalk. Create a rendering showing the brick extending east on the south wall of the southern building. Show curb cut for drop off/delivery area if that is the intent, on the site plan. Buffer as much as possible the courtyard between the buildings from the access drive of the southern builiding (with landscaping or screening).
